Here’s an easy-to-understand view of the home loan process.* *If you’re refinancing, start with Step 2: Processing.

  1. Origination.
    Application, Pre-Approval, finding a home, getting a contract on the home, getting a loan estimate.
  2. Processing.
    3rd party services (i.e., appraisal), surveys, inspections, gathering documents, asset verification, employment verification.
  3. Underwriting.
    Your loan goes through underwriting for final approval. Once all conditions are approved, the underwriter issues the Clear to Close.
  4. Closing.
    The underwriter issues final approval, processes closing disclosures, schedules closing, completes closing, and funds the loan.
